Who has the answer? Are corner lots more desirable than lots located between the corners?
Well, the answer depends on the home owner and personal preferences. Let’s talk about the positive and negative aspects of a corner lot home location.
Positives: corner lots give home owners the option to situate their home one of two square directions and any angle between. If the new-construction home owner has a preference, the home can face either north (or south), or east (or west) depending on how true the blocks are–in Utah, they’re generally square.
I sold a home to a home owner who placed his home at a diagonal angle on his corner lot which looks down the backyard fence lines of all the neighbors and his mountain views are perfect!

People who entertain frequently love the parking that’s generally available surrounding a corner home. They have two sides of frontage making access a breeze.
Another feature or option corner lots provide is the side-entry garage (you can do it with wider lots as well). The front of the house can have a uniform look and not be interrupted with a large garage door or doors.
Negatives: corner lots limit the backyard because so much of the lot is either side yard and front yard. The more a structure is angled, the more backyard space is compromised because setbacks demand the house be so far removed from BOTH streets.
If the community or subdivision requires mow strips or landscaping beds between the curb and sidewalks, the lot owner is giving up significant square footage to the community as that land is not truly useful real estate. Some look at the landscaping beds as just more square footage to mow.
Many get around it by filling the beds with colored, stamped cement or decorative stone. Thus reducing the need for consistent maintenance but keeping the space attractive.
Some people just don’t like having two sides of frontage surrounding their home. I’ve one friend who actually has three roads around his home….
So there a few pros and a few cons for and against corner lots. What other considerations do you factor in when favoring a corner lot, or choosing another lot?
